Proposed construction of a two-storey detached dwelling house to side of existing house with vehicular access and pedestrian gateway access to side boundary wall with all associated site development works, service connections, landscaping and boundary treatment, widening and alteration of existing front vehicular access driveway to existing dwelling. 

The project encompassed a comprehensive array of construction tasks, including the meticulous labour for foundation elements such as footers, hardcore, and concrete slab, supported by steel mesh reinforcement. The construction extended to the structural components, involving the laying of blocks for rising walls and internal partitions, alongside framing with various timber dimensions for floors, walls, and roofs.

Essential finishing touches included interior plastering, installation of doors, skirting, and window boards, as well as tiling for wet areas and application of semi-solid/engineered flooring. Exterior works featured rendering, u-PVC fittings for fascia, soffit, gutters, and downspouts, along with concrete footpaths surrounding the property.

Moreover, the project incorporated crucial provisions for health and safety, project management, and supervision, ensuring adherence to standards and regulations. A meticulous approach to airtightness and fire stopping, alongside the installation of windows with airtight tape, contributed to the overall integrity of the structure.

The comprehensive scope also accounted for allowances and provisional sums for various amenities such as lights, kitchen fittings, wardrobes, tiles, and sanitaryware, with provisions for change orders to accommodate alterations or additions and adaptable construction process.
